  • Yes. We provide full-scale management services for both small and large properties. We currently manage properties with as few as 3 units and as many as 45 units.

  • Yes. We employ an in-house legal team that provides free of charge support in the case of delinquency by the tenants.

  • We offer a standard management plan in which all the management services are included. The second management plan we have, which is valid for only residential properties, includes “rent insurance for homeowners” underwritten by ACP and offers guaranteed monthly payments to the landlord in case the tenant cannot uphold the payment requirements of the contract.   • 12 months. Our partnership with our clients starts by signing a contract of minimum 12 months. After the end of the 12-month period, the contract automatically gets renewed on a month by month basis. You can terminate the contract anytime after 12 months by giving an advance notice of 30 days.

  • For each property we manage, we try to negotiate the maximum amount of rent that the market conditions will bear, thereby increase your return on investment. You can specify a minimum amount of rent on the management contract that you believe is reasonable.

  • The contract will automatically be terminated on the day of closing.

  • The tenant can submit a repair request any time they have a problem the landlord is responsible for fixing. We will first inform you of the problem and the cost required by the vendors to fix the problem. Upon your confirmation, we will direct our own teams or our vendors to fix the problem and reflect you the charges with no mark-ups. Only emergency repairs that we deem necessary to protect the property or the health or safety of tenants can be made without waiting for approval. We employ long-term relationships with our vendors that allow us to make repairs at the lowest possible costs in the market. We make every effort to ensure that small problems do not turn into major repairs.

  • Yes. We employ our own mobile maintenance teams that can do basic repairs and cleaning of the units we manage. We are positioned strongly to address your maintenance needs whether by directing own resources or outside vendors. We also own and maintain a vast array of professional equipment such as trucks, loaders, mowers and tools.

  • Our management fee could be on a fixed rate or on a percentage base depending on the property. Usually, our commission rate varies from 9% to 15% of collected rent depending both on the property and the requirements of the landlord. Contracts in which we commit to guarantee the monthly payments to the landlord require higher percentages of management fees than standard contracts.

  • We aggressively market your property through all appropriate advertising channels such as printed or online media and cooperate with 3rd party brokers during the process. We work closely with other brokers and prospective tenants to ensure that the rental process for your property is concluded as quickly and efficiently as it is possible in the market.

  • Many different factors affect the speed with which a property can be rented including the market conditions, time of year, location, and condition of the property. In order to be able to find a qualified tenant as quickly as possible, we use different types of marketing techniques depending on these factors.

  • Depending on your choice, we send e-statements or hard copies once every month.

  • We inspect commercial properties semi-annually and residential properties annually to safeguard your property by ensuring acceptable level of upkeep.

  • We keep the security deposits for each unit at an interest bearing account different from our daily spending account. We deliver the security deposit to the property owner in case the management contract is terminated. If there is still a tenant occupying the property, the owner is obligated to send a written statement to the tenant acknowledging that the owner will be responsible for the security deposit.

  • Yes. We can get quotes from multiple insurance providers active in Istanbul to insure your property. We recommend that your property at all times has extended coverage for all casualties and hazards.

  • For properties with less than 20 units, we currently accept to manage properties only in the metropolitan area of Istanbul. For properties with more than 20 units, we provide resources and equipment to serve nationally.
